BER Rating Hello, looking for a quote to get a new BER cert. My house is a 3bed detached house built in 2004. I am based in Portlaoise. The house was classified as C3 back in 2017. Since than I have changed a boiler done attic insulation, replaced front door and closed the gas fire place. I wonder if that would be enough to get to min BER B3 for a better mortgage rate.

I am converting a spare room into a home office. I would like a quote for the labour and materials from a carpenter for the following work: 1. A worktop that is rectangular in shape. Size 13ft long, 5 ft down one side and 2 foot down the other side, 82 cm high and 80 cm deep. I would like to put storage cabinets underneath it. The cabinets would have a base and a middle shelf for storage. I would also like to put 3 sets of drawers, each set 3 drawers high, equally spaced under the work top. I would like to have 3 spaces of 4 foot each for leg room. 2. I want to put shelves over the worktop 2 X 6ft and 2 X 7ft. 3. I also want to install 2 door locks, 1 for the main office door and the other for the outside door with 2 bolts. 4. I would also like to install 2 smoke alarms which I have and 1 fire extinguisher and 1 fire blanket both or which I have. 5. Also provide 2 filing cabinets.
